How Compare Houses Works

Every saved house is run through the same math: principal & interest based on the loan assumptions above, plus property tax, insurance, and PMI if applicable, for the estimated monthly payment; and the same state-based closing cost model used by the Closing Costs calculator. Because every house uses the same assumptions, the comparison is apples-to-apples even though the listings themselves came from different searches.

Tips & Insights

  • Price per square foot is often a better first filter than price alone — a smaller, well-priced house can beat a larger one that costs more per square foot.
  • Adjust the down payment and rate sliders to match your actual pre-approval, not the defaults — the monthly payment ranking can change once real numbers are used.
  • Closing costs vary a lot by state. If two houses are in different states, don't skip picking the state for each one — it can shift the true cost of the cheaper-looking listing.
  • This list lives only in your browser. Export it from the extension as a backup before clearing your browser data or switching devices.

Why do I need to pick a state for closing costs?

Closing costs (transfer taxes, recording fees, and whether an attorney is required) vary significantly by state. We try to detect it from the address automatically; if we can't, pick it from the dropdown.
