Every saved house is run through the same math: principal & interest based on the loan assumptions above, plus property tax, insurance, and PMI if applicable, for the estimated monthly payment; and the same state-based closing cost model used by the Closing Costs calculator. Because every house uses the same assumptions, the comparison is apples-to-apples even though the listings themselves came from different searches.
